We take the stress out of renting by finding the tenants for you! From our progressive marketing, preparing the paperwork, application process, move-in inspections, to collecting rent, owner statements & distributions, end of the year accounting and finally to repairs and maintenance, we do it all!
We make ourselves available seven days a week to show your property and we manage from single family homes, duplexes to other multi-family residences. There will always be a license professional agent to accompany the showings and we place all properties in the Multiple Listing Service (MLS), so they are view-able by all realtors. We also have a program that is a platform for all social media apps to ensure the highest marketing exposure for your property.
Our property management department offers monthly statements generated each month, annual statement at the end of the year, and we are compliant with all federal, state and local fair housing laws. Our leases are Texas Real Estate Commission (TREC) promulgated lease forms that are always up to date.
We offer full background, credit, rental history, and employment verification screening of potential tenants at the cost of $45 per person over the age of 18 years old. We go over the paperwork very thoroughly to ensure all information is accurate and then will present the information to you to make the final decision.
To decide on the proper rent amount, we will perform a comparative market analysis (CMA) to help determine the best return on your investment. The security deposit is typically the same as the rent amount. Before the property is listed, we will walk the property to check the condition and after the tenant has moved out, to determine if a claim needs to be made against the tenant’s deposit.
Maintenance will be dealt with in a timely manger that way it will help you minimize larger maintenance issues. Your management agreement specific that we are authorized to handle any needs, typically $100. Anything over $100 will be approved through the owner by written approval. We assure that all work is performed by licensed and insured vendors.
Most tenant concerns and maintenance request are handled within the same business day with follow up, repairs, or inspections scheduled within 24 hours. We do provide digital photos at inspections before and after to help minimize potential disputes. When the tenant is late on their payment, we follow up with the tenant in a timely manner for the first course of action. Then if the tenant cannot be reached or does not notify us ahead of the late payment, we will move forward with the proper notices and inform owners when needed.
On the fourth of each month, three-day late notices are sent out via certified mail. If there has not been a response from tenant, the eviction papers are filed with the necessary court.
